Understanding Agency Relationships
When you work with Venus Rising Realty LLC, it is important to understand who we represent in a transaction and the nature of our relationship with you. Illinois law requires disclosure of agency relationships to ensure that all parties are aware of their rights and the duties owed to them.
Types of Agency Relationships
Seller's Agent (Listing Agent): Represents the seller and owes duties of loyalty, confidentiality, and full disclosure to the seller.
Buyer's Agent: Represents the buyer and owes duties of loyalty, confidentiality, and full disclosure to the buyer.
Dual Agency: In some transactions, the agent may represent both the buyer and the seller, but only with the informed consent of both parties. As a dual agent, the agent must remain neutral and may not disclose confidential information to either party without consent.
Designated Agent: In Illinois, our brokerage may designate individual agents to represent the buyer and seller separately within the same transaction. Each designated agent owes their respective client full fiduciary duties.
